What is a measurement or floorplan service?

Measurement services are just what they sound like: An appraiser measures the dimensions and square footage of a property, then draws a basic or highly detailed layout based on your requirements. The appraiser's report and floorplan is a form that can be used to prove the precise Gross Living Area (GLA), the total livable space, of your home. These services are helpful and sometimes essential when challenging property taxes or selling a property.

How does a home measurement or floorplan service work?

During a floorplan service, a certified appraiser measures your property with a measuring tool — generally a tape or laser measuring device. As they walk the home, they note the layout of the rooms and other features, like stairs, hallways, and fireplaces. They may sketch the property. Then, the appraiser creates a report and a more detailed floorplan showing the total area of the home and the general layout. The result is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When do I need a floorplan service?

Property taxes

Tax records frequently reflect the wrong area of a property because the values can come from several sources, and sometimes go unverified — meaning you may be paying for more space than you actually have! Unless an appraiser has recently executed a valuation on your property (after any remodeling that might have affected square footage), you'll need one to perform a home measurement service before contesting what you're taxed. An appraiser will verify the accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop paying more than your property is worth.

Selling a property

A measuring service can ensure that you're paid fair market value for your property. Living space is one of the biggest factors potential buyers consider when purchasing a house — but since square footage values are often estimated rather than properly measured, your listing might show less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only decreases the potential selling price for your property, but possibly even the number of interested buyers. The only reliable method of using an accurate GLA when listing your property is to reference a previous appraisal or home measurement service performed by a certified appraiser (after any remodeling that might have affected square footage).

Material for agents

To ensure that your client's property sells at a price that correctly reflects true market value, we suggest seeking a floorplan service for the property. Your clients, and especially potential buyers, will be grateful for your attention to detail, and you can be confident in knowing the GLA on your client's listing is truly representative of their home. A floorplan can also be an excellent marketing tactic to attract potential buyers because they can review the layout and features of the property before and after touring.
